HOTELS
 
Prices/Rates: The rates shown in the price lists are in Euro per person daily in double rooms, based on services indicated and are valid for a minimum stay of three days. Not included in these prices are beverages, tips and extras in general. Prices are subject to change without notice.

Board:
In the price list the board is indicated as follows: BB= bed and breakfast, HB = half board.

Children:
We make special conditions for children sleeping in the parents bedroom:
- up to the age of 5 years free.
- from the age of 6 to 13 60% discount. For the hotels Sole and Perla allowed 1 child max age 11 years.
Cots and high chairs are available free of charge. In certain periods the 50% discount is applicable even sleeping in a separate room.

3rd and 4th person:
3rd and 4th person sleeping in a double room, from the age of 14 onwards, are entitled to a discount of 30%. (Discount not applicable at the Hotel Perla and Hotel Sole).

Garage: Garages cannot be booked and will be given on a first come first served basis. The price is € 5,50 per day per car. Hotel Perla € 2,00 per day per car.

Domestic pets: Domestic pets are not allowed.

Beginning and end of the stay: Rooms on the day of the arrival can be occupied after 3 pm and on the day of the departure must be vacated by 11 am. Arrivals and departures are daily.  

Payments: All reservations are definitively confirmed upon receipt of an account of 20% of the full amount, which must be received four weeks before the date of arrival, otherwise the reservation will be cancelled without further notice.

Cancellations: Should you have to cancel the holiday you have a right to reimbursement with the following deductions:
- 10% for cancellations from 28 to 14 days before the arrival.
- 20% for cancellations from 13 to 1 day before the arrival.
No reimbursement after that day.

RESIDENCE

Prices: Rates are published in Euros per apartment and include accomodation in the apartments with their relative services, furniture and essential accessories for a brief holiday stay. Prices do not include utilities, cot hire, high-chairs, linens (bed and bath), cleaning services, linen change not mentioned, final cleaning and everything that is not expressly indicated as included and free in the price lists of the catalog.

Extra costs: Weekly rates for the consumption of gas, electricity and water.
In some residences these rates are included in the price, in others they are paid directly on the spot, a forfeit, fixed rates indicated on the price list or per consumption with a final reading of the relative meters.

Refundable security deposit: a security deposit is required upon arrival, which will be refunded upon departure if there have been no damages. Amount of the deposit is indicated in the price lists of the catalog.

Apartments: Apartments are divided in various types: ST = one-room apartment, A = 2-room apartment, B = 3-room apartment, C = 4-room apartment, MH = mobile home. The number written after this codes indicates the maximum number of person, (eg.: A4 2-room apartment for maximum 4 people). The initials after the number mean: SB = without balcony, M = mansard, FL = lake front, Sup. = superior.

Parking: If indicated in the descriptive text, parking is upon a first come first serve basis and spaces cannot be reserved.

Garage: Should there be a cost, this will be specified and is to be paid directly.

Domestic pets: small pets allowed only if specified in the price lists of the catalog with their respective costs. In all other cases they are not allowed. In any case pets will not be allowed in common areas.

Arrival and departure: Arrival time between 4 and 7 pm, the departure takes place before 10 am. Arrivals outside the stated hours are requested to contact the residence directly. Visits: visits of relatives or acquaintances has to be authorized by the Direction.

Special offers: Some residences make special offers (7=5 stay of 7 days, paying only for 5), the type and date of these offers can be found in the price lists. All extra costs must be paid in full.

Payments:
Within three weeks of the confirmation of the booking a deposit of 25% of the full amount must be sent. If we do not receive the deposit within the period stated, the booking will be cancelled without further notice. The balance must be paid within six weeks before the arrival date.

Cancellations: Should you have to cancel the holiday you have a right to reimbursement with the following deductions:
Up to 27 days before the beginning of the holiday € 26,00 will be deducted to cover reservation expenses.
- 10% for cancellations from 26 to 21 days before the arrival.
- 20% for cancellations from 20 to 14 days before the arrival.
- 30% for cancellations from 13 to 7 days before the arrival.
- 40% for cancellations from 6 to 3 days before the arrival.
Thereafter no further reimbursement.

Guarantee reimbursement:
The insurance guarantees reimbursement - minus € 26,00 for booking expenses - in the case of illness, injury or death to the insured or to a family member upon certification by a doctor registered in the Medical Association. The insurance is valid up to 24 hours before arrival.
